Property Maintenance

  • General Upkeep: You are responsible for maintaining trees, lawns, weeds, and general upkeep on your land.
  • Common Areas: The body corporate maintains common areas. Please avoid irrigating common areas.
  • Irrigation: Please use irrigation sparingly.

Weed Management

Weeds are a serious issue in the lake and surrounding area. Property owners are responsible for spraying weeds on their own land. - Key Weeds: Olive Hymanachea and Mimosa Pigra. - Advice: Contact the committee for advice on management.

Pontoons

  • Maintenance: Must be kept safe and well-maintained.
  • Safety: Owners should know maximum capacity and post signage.
  • Clearance: Maintain a 3-meter area around pontoons, free of weeds and reeds.
  • Insurance: Estate insurance covers public liability but not damage to the pontoon itself.

Building & Renovations

Before starting any work: 1. Committee Approval: Contact the committee for an approval letter. 2. Permits: If building approval is required, engage a qualified certifier. 3. Utilities: Consult the committee before isolating power or water for plumbing/electrical work.

Rental Properties

Property owners are responsible for ensuring guests do not disturb residents. - Occupancy: Maximum of two persons per bedroom (health regulations). - Pets: Renters/Tenants are not allowed to bring pets onto the estate. - Conduct: Minimize water use, keep noise down, and dispose of waste properly.

Wastewater System

The system relies on pumps that can block easily. - Do NOT flush: Anything other than toilet paper.

Insurance

  • Estate Policy: Covers buildings, body corporate infrastructure, and public liability for common property/pontoons.
  • Owner Responsibility:
    • Contents insurance.
    • Boats and kayaks.
    • Pontoon damage.
    • Public liability for rental properties' boats/kayaks (advisable).

General Conduct

  • Noise: Quiet hours are generally from 10:00 PM to 7:00 AM.
  • Speed Limit: Observe knot limits on the lake (usually 5 knots near shore).
  • Swimming/Fishing: Swim at your own risk. Catch and release may apply.
